Landlords cannot necessarily require you to give back your premises ‘as new’ at the end of your lease. For example, you cannot be required to renew the roof if the existing roof, though very old, is watertight, and therefore not in disrepair. In some circumstances even if it is beyond repair, you can walk away without liability. In other circumstances, your liability will be capped at the difference between the value of the property as it stands, compared to its value in repair. We can negotiate with your landlord to minimise the cost of a settlement. Naturally, we also offer the service of preparing schedule of dilapidations for service upon tenants. |
